Simple Steps That Make a Big Difference
Selling your home can feel a little strange. It's still your home, the place where you make coffee in the morning, drop your keys on the counter and live your everyday life. But once the "For Sale" sign goes up, you're asking potential buyers to walk through the door and imagine it becoming their home.
The good news? Preparing your Calgary-area home for sale doesn't necessarily mean undertaking a major renovation or spending a fortune. Often, it's the simple things that make the biggest difference.
Here are some of the best ways to get your home ready for photos, showings and potential buyers.
1. Start With a Fresh Set of Eyes
When you've lived somewhere for years, you stop noticing things.
That scuffed baseboard? Invisible. The pile of shoes by the door? Just part of life. The cupboard that doesn't quite close properly? You've known exactly how to jiggle it shut since 2018. Buyers, however, are seeing everything for the first time. Before listing, walk through your home as though you've never been there before. Better yet, ask your REALTOR® to do it with you. A fresh perspective can help identify the things worth addressing and just as importantly, the things that probably aren't worth spending money on. You don't need to make your home perfect. You want it to feel clean, cared for and ready for its next owner.
2. Declutter But Don't Remove All the Personality
Decluttering is one of the most effective things you can do before selling. Too much furniture can make rooms feel smaller. Crowded countertops can make it seem like there's inadequate storage. Overfilled closets can have buyers wondering where they'll put their own belongings. Start by packing away things you don't use regularly. Clear excess items from kitchen and bathroom counters, reduce decorative pieces and give closets and storage areas some breathing room. Remember: buyers may look inside closets and cupboards. And no, you don't have to turn your house into a completely beige, personality-free showroom. The goal isn't to erase every sign that a human being lives there. It's simply to give buyers enough visual space to imagine themselves living there too.

3. Take Care of the Little Repairs
A loose doorknob probably isn't going to stop someone from buying your house, but a loose doorknob, dripping faucet, burned-out bulb, damaged baseboard, sticking closet door and cracked switch plate can collectively create an impression that the home hasn't been well maintained.
Walk through your home and look for those small jobs you've been meaning to get around to. Touch up chipped paint. Tighten handles. Replace burned-out bulbs. Repair dripping faucets. Check caulking around sinks and tubs. Make sure doors, windows and cupboards operate properly. Small fixes can make the entire home feel better cared for.
4. Deep Clean — Including the Places You Usually Ignore
There is regular cleaning, and then there is selling-your-house cleaning. This is the time to tackle windows, baseboards, light fixtures, appliances, grout, cabinet fronts and those mysterious corners nobody normally thinks about. Pay particular attention to kitchens and bathrooms. Clean windows are also surprisingly important. Calgary gets plenty of sunshine, and you want as much of that natural light coming into your home as possible. If doing a major clean yourself feels overwhelming, this can be an excellent time to bring in professional help. 5. Let There Be Light
Bright homes generally feel more open and inviting. Before a showing, open blinds and curtains and turn on lights throughout the house, including lamps and lights in rooms that don't receive much natural light. This becomes especially important during Calgary's shorter winter days, when buyers may be viewing your home after the sun has already gone down. Check your bulbs before listing, too. Replacing burned-out or very dim bulbs is one of the easiest improvements you can make.
6. Don't Forget the Outside
Buyers begin forming an impression before they ever walk through the front door. In warmer months, mow the lawn, trim overgrown shrubs, weed garden beds, sweep pathways and consider a simple planter or two near the entrance. During a Calgary winter, keep the driveway, steps and walkways cleared of snow and ice. Not only does this make the property look cared for, it makes getting to the front door safer and easier. Give the entrance itself some attention as well. Clean the door, shake out or replace a tired doormat and remove clutter from the front step.
You don't need elaborate landscaping. Clean and cared-for goes a long way.
7. Be Careful With Scents
We can become "nose blind" to our own homes, particularly when pets, smoking or strong cooking smells are involved. Before showings, deal with the source of odours rather than trying to cover them with heavily scented candles or air fresheners. Strong artificial fragrances can be just as distracting to a buyer, and some people are very sensitive to them. Fresh, clean and neutral is usually your safest bet.
8. Make a Plan for Pets
We love them. Potential buyers may love them too.
But your dog enthusiastically greeting everyone at the door isn't necessarily the introduction your home needs. Whenever possible, arrange for pets to be out of the home during showings. Remove litter boxes, food bowls, pet beds and toys when practical, and stay on top of pet hair and odours. It allows buyers to concentrate on your home, rather than wondering whether your cat is plotting an escape through the front door.
9. Make Each Room's Purpose Obvious
That spare bedroom may currently be part office, part exercise room and part storage facility. Before listing, try to give each room a clear purpose. Buyers shouldn't have to work too hard to figure out how a space could function. Thoughtful furniture placement can also improve flow and help rooms feel larger. This is where professional staging advice, even if you don't fully stage the property, can be extremely helpful. If you would like help with staging please get in touch!
10. Prepare for Showings Before the Listing Goes Live
One of the best things you can do is create a simple "showing routine." Know where you'll put everyday clutter. Have a plan for pets. Keep beds easy to make, counters relatively clear and dishes under control. Then, when you receive a showing request, you aren't trying to transform your house in 15 frantic minutes.
Before leaving:
Make the beds and straighten pillows.
Clear kitchen and bathroom counters.
Put away dishes and laundry.
Open blinds and curtains.
Turn on the lights.
Check for pet messes and odours.
Adjust the temperature so the home is comfortable.
Do one quick walk-through.
Take everyone — including pets when possible — and give the buyers space to look around.
11. Should I Renovate Before Selling?
This is one of the most important conversations to have before you start spending money. Not every renovation will give you a worthwhile return when you sell. Sometimes fresh paint, a repair and good staging are all that's needed. In other situations, addressing a particular issue before listing may make the property more appealing or prevent it from becoming an objection later.
The answer depends on your home, its condition, your neighbourhood, competing listings and current Calgary-area market conditions. Before investing thousands of dollars into getting your home "market ready," let's talk.
I can help you look at your home through a buyer's eyes, identify what may be worth doing before you list, and perhaps save you from spending money on things that aren't.
